prdastudio was presented with a rare opportunity to design an addition to a condo unit within a historic masonry building in downtown Seattle. The project's challenges and constraints were significant, as the annexed space effectively added a story to the unit and introduced enough floor area to transform how our clients lived.

The breakthrough came with a creative solution for a new staircase, seamlessly connecting the annexed space to the existing unit. By strategically leveraging this modest increase in square footage, we redefined the living experience by separating and rearranging the public and private spaces. Through careful reorganization of the interior layout, we unlocked the potential for the clients' children to have their own rooms, added a private family room, and redesigned the main living area to accommodate a full-sized dining table alongside a new kitchen ideal for cooking and entertaining.

To enhance functionality and comfort, we incorporated a custom built-in sofa with ample storage. Additionally, we transformed the entryway from a simple hallway door into a spacious and welcoming area, complete with a powder room and coat closet.

The result is a condo that feels significantly larger than its square footage would suggest, delighting our clients with a tailored space that meets their needs and exceeds their expectations.

The new addition highlights the historic masonry walls and maximizes the newly annexed space. Our only exterior modification was the addition of skylights, which flood the new ensuite principal bedroom with natural light. The children’s bedrooms were reconfigured to create vibrant, space-efficient rooms full of personality.

Materials and colors were carefully chosen to craft a harmonious and bright atmosphere, with bold colors that bring energy and vibrancy to the space. These layers of color and texture not only add visual interest but also reflect the dynamic spirit of the young family.
